What changes your price

Pane count, not square footage

Reputable cleaners price off how many panes of glass there are and how hard each one is to reach. A 1,600 sq ft home with 40 small divided-lite windows costs more than a 3,000 sq ft home with 18 big picture windows.

Stories and access

Second and third story glass takes pole systems or ladder setup and adds time. Steep landscaping, window wells, decks, and fenced dog runs all slow access — and access is what you're really paying for.

Interior or exterior only

Interiors roughly double the pane count and add furniture moving, drop cloths, and shoe covers. Most Denver homeowners do exterior twice a year and interiors once.

Hard water and Colorado minerals

Front Range water is hard. Sprinkler overspray leaves calcium that a normal wash won't lift once it etches. Restoration is a separate labor-heavy step and should be quoted per pane, not hidden in the base price.

Frequency

Glass cleaned every six months is faster to clean, so recurring customers pay less per visit than a first-time deep clean on windows that haven't been touched in three years.

Time of year

Spring and pre-holiday fall are peak. Booking in mid-summer or late winter often gets you a faster slot and occasionally a better rate.

Why is hard water removal extra?
